Let\u2019s take a closer look at how foreign investors think and why Greek sellers often react negatively to offers that actually reflect the real value of their property.<\/p>\n

1. Why Sellers Say They Don\u2019t Want to Sell \u201cToo Cheap\u201d<\/h3>\n

Almost every property seller in Greece says: \u201cI\u2019m not going to sell for peanuts.\u201d<\/p>\n

But what does this phrase really mean?<\/p>\n

\u2714 The seller sees their property as \u201cunique\u201d\u2014but the market doesn\u2019t view it that way.<\/p>\n

However, the value of a property is not determined by how emotionally significant it is to the owner\u2014it is determined by supply and demand.<\/p>\n

1.2 Logical Fallacy: Rejecting Market Value<\/h3>\n

The market determines a property’s value\u2014not the seller.<\/p>\n

Still, many sellers adopt the following logic:<\/p>\n

\u2714 \u201cMy property is worth more because it\u2019s special!\u201d
\u2714 \u201cForeign buyers just want to get it at half price\u2014so I\u2019ll wait for a better offer.\u201d
\u2714 \u201cI won\u2019t accept that the market price might be lower than what I expected.\u201d<\/p>\n

But if a property remains unsold for months or even years, it\u2019s not because \u201cthere are no serious buyers\u201d\u2014it\u2019s because the asking price is unrealistic.<\/p>\n

Saying \u201cI don\u2019t want to sell too cheap\u201d does not change the market reality.<\/p>\n

The biggest misconception is that foreign investors buy properties simply to \u201cget them cheap.\u201d<\/p>\n

That\u2019s not true! Serious investors don\u2019t buy something just because it\u2019s inexpensive\u2014they buy it because it\u2019s a good investment<\/strong>.<\/p>\n

2.1 Investors Do Financial Analysis\u2014Not Haggling<\/h4>\n

\u2714 They evaluate whether the price justifies the investment.
\u2714 They calculate return on investment (ROI), not how \u201cbeautiful\u201d the property is.<\/p>\n

If a property is overpriced, they simply walk away\u2014regardless of how attractive the seller thinks it is.<\/p>\n

2.2 The Misconception About \u201cLow\u201d Prices<\/h4>\n

In reality, foreign investors buy at prices that are completely normal by market standards.<\/p>\n
