My Code of Ethics: How I Work as a Professional Real Estate Agent
In a market filled with information, traps, misunderstandings, and promises, I feel the need to be clear about who I am and how I work. This is my personal code of ethics—not because anyone requires it, but because I believe this is how a real estate agent should operate: with respect for themselves and for the people they work with.
1. I tell the truth – even when it’s hard
I won’t present a basement as a “bright ground floor,” nor will I claim there’s “another interested buyer” if it’s not true. I’d rather lose a deal than my integrity.
2. I respect both sides: the seller and the buyer
I’m not “on anyone’s side.” I’m a mediator. My goal is to reach a deal only when it is truly fair to both parties.
3. I believe in informed decisions
I don’t sell “dream traps.” I explain all the facts—both the good and the bad—so that the client can make the best decision possible.
4. I work with signed authorizations, not vague promises
I only represent properties with a clear written agreement. Anything else leads to confusion, ambiguity, and poor service for everyone involved.
5. I respect your time and your privacy
I don’t spam people, I don’t pressure them, and I don’t bring “tourists” to viewings. Every visit is focused and only with genuinely interested clients.
6. I stay by the client’s side even after the deal is done
My job doesn’t end at the signature. I support my clients through contracts, paperwork, engineers, lawyers—I’m present.
7. I keep my word
If I say I’ll call, I’ll call. If I promise to check something, I’ll check it. There’s already too much distrust in this profession. I fight against that every day.
8. I don’t engage in shady practices
I don’t push properties with fake photos or missing details. I don’t work with people who demand non-transparent or illegal arrangements. If I’m not proud of a listing, I don’t take it.
9. I don’t promise dream prices to win a listing
It’s tempting to tell a seller, “We’ll get €500,000,” but if the market says €420,000, that’s what we need to work with. I tell you what you need to hear—not just what you want to hear.
10. I respect my fellow agents – not compete unfairly
I don’t steal clients, I don’t undermine collaborations. Our profession rises when we rise together.
11. I don’t give false hope
If a property has tough characteristics or a buyer has unrealistic expectations, I say it directly. I don’t waste anyone’s time or patience.
12. I continuously educate myself
I never stop learning: new laws, taxes, urban planning rules, tech tools, market trends. I never consider myself “done.”
13. I respect each property as if it were my own
I don’t walk into someone’s home carelessly. I protect the image of the property, its owner, and its reputation.
14. I treat all clients equally – big or small
No matter your budget, I’ll serve you with the same professionalism. Everyone is looking for their own dream home, and that matters.
Closing Words
This is how I work—without exceptions.
Not because it’s the easiest way, but because it’s the only one that allows me to look my clients in the eye and say:
“It might not always be perfect—but it’s honest.”
If you believe in working this way too, I’d be happy to meet you.
